Whitetail, Pennsylvania (1990)
Whitetail was a proposed resort when we appraised it. Although planned to ultimately be a destination resort, in its initial phase it was designed as a day area, offering skiing, food service, ski school, ski rentals, and retail. The Whitetail appraisal required a detailed study of supply and demand, including site visits to competing ski areas and interviews with management. We also searched the eastern U.S. for other similar resorts with similar locations in order to find a model which would assist in predicting the success of the proposed resort. Mt. Wachusett, Massachusetts had undergone a major expansion and through a visit to the area and an interview with the general manager we were able to show the similarities between the two areas and use Mt. Wachusett’s experience to predict Whitetail’s experience. Finally, a detailed cost estimate and projection of operating income and expenses were prepared. The projection of skier visits was perhaps the most critical and was borne out by Whitetail’s operation.
