Conservation easements are becoming an ever-more-popular tool for protecting sensitive lands from development and division. Placing a conservation easement on a property creates significant valuation issues that must be addressed in any appraisal. It is important that the appraiser understand the impact of the easement on property value and know the correct methodology to value these easements.
